B\u016btina pasira\u0161yti sutart\u012f<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>Nuomos sutartis \u2013 svarbus dokumentas, kuris u\u017etikrina tiek nuomotojo, tiek nuomininko teises ir nustato j\u0173 pareigas. Tai oficialus susitarimas, nustatantis s\u0105lygas, pagal kurias nuomojamas turtas. Koki\u0105 informacij\u0105 privalu nurodyti?<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>B\u016bsto nuomos sutartyje turi b\u016bti nurodoma:<\/p>\n<ul>\n<li>sutarties \u0161alys \u2013 nuomotojo ir nuomininko vardai, pavard\u0117s, asmens kodai arba \u012fmoni\u0173 pavadinimai ir kodai;<\/li>\n<li>nuomos trukm\u0117 \u2013 b\u016bsto nuomos prad\u017eios ir pabaigos laikas, aptariama galimyb\u0117 prat\u0119sti nuomos sutart\u012f. Gyvenamosios patalpos nuomos sutartis gali b\u016bti terminuota arba neterminuota, o terminas nustatomas \u0161ali\u0173 susitarimu;<\/li>\n<li>nuomos objektas \u2013 b\u016bsto adresas, bendras plotas, patalpose esanti \u012franga, priklausiniai ir naudojimosi bendromis patalpomis s\u0105lygos;<\/li>\n<li>nuomos mokestis \u2013 \u0161ali\u0173 susitarimu nustatytas jo dydis, mok\u0117jimo terminai, atsiskaitymo u\u017e komunalines paslaugas tvarka ir pan. Nuomos mokestis nustatomas \u0161ali\u0173 susitarimu ir gali b\u016bti perskai\u010diuojamas, ta\u010diau ne daugiau kaip vien\u0105 kart\u0105 per metus;<\/li>\n<li>sutarties s\u0105lygos \u2013 nuomininko ir nuomotojo teis\u0117s ir pareigos (pavyzd\u017eiui, pareiga nuomos mokest\u012f u\u017e pirm\u0105j\u012f m\u0117nes\u012f sumok\u0117ti i\u0161 anksto, nuomos mokest\u012f mok\u0117ti laiku, pri\u017ei\u016br\u0117ti b\u016bste esant\u012f turt\u0105 ir pan.). Nuomininko \u0161eimos nariai turi tokias pat teises pagal nuomos sutart\u012f, kaip ir nuomininkas;<\/li>\n<li>netesybos \u2013 nuomos sutarties pa\u017eeidimo atveju taikomos baudos, delspinigiai.<\/li>\n<\/ul>\n<h3 id='3-kada-galima-nutraukti-sutart\u012f'><span class=\"ez-toc-section\" id=\"3_Kada_galima_nutraukti_sutarti\"><\/span>3. Kada galima nutraukti sutart\u012f?<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>B\u016bsto nuomininkas turi teis\u0119 nutraukti nuomos sutart\u012f, prie\u0161 m\u0117nes\u012f ra\u0161tu \u012fsp\u0117j\u0119s nuomotoj\u0105. Jeigu nuomininkas apie tai nuomotoj\u0105 \u012fsp\u0117ja likus ma\u017eiau nei m\u0117nesiui, nuomotojas turi teis\u0119 \u012f susidariusi\u0173 nuostoli\u0173 atlyginim\u0105.<\/p>\n<p>Iki \u012fsp\u0117jimo termino pabaigos nuomininkas gali at\u0161aukti \u012fsp\u0117jim\u0105, jei nuomotojas dar n\u0117ra sudar\u0119s tos gyvenamosios patalpos nuomos sutarties su kitu nuomininku.<br \/>\nNuomotojas, gav\u0119s nuomininko prane\u0161im\u0105 apie sutarties nutraukim\u0105, turi teis\u0119 patikrinti gyvenamosios patalpos b\u016bkl\u0119, i\u0161 anksto prane\u0161\u0119s nuomininkui apie tikrinimo dat\u0105 ir laik\u0105. Tokiu atveju nuomotojas taip pat turi teis\u0119 parodyti gyvenam\u0105j\u0105 patalp\u0105 b\u016bsimam nuomininkui, i\u0161 anksto prane\u0161damas nuomininkui susitikimo dat\u0105 ir laik\u0105. I\u0161skyrus neatid\u0117liotinus atvejus, nuomotojas neturi teis\u0117s tikrinti gyvenamosios patalpos ar jos rodyti b\u016bsimam nuomininkui nuo 21 iki 9 valandos.<\/p>\n<p>Nuomotojas turi teis\u0119 reikalauti nutraukti terminuot\u0105 nuomos sutart\u012f prie\u0161 termin\u0105 tik po to, kai jis nusiunt\u0117 nuomininkui ra\u0161ytin\u012f \u012fsp\u0117jim\u0105 apie b\u016btinum\u0105 \u012fvykdyti prievol\u0119 ar pa\u0161alinti padarytus pa\u017eeidimus per proting\u0105 termin\u0105, ta\u010diau nuomininkas, gav\u0119s tok\u012f \u012fsp\u0117jim\u0105, per proting\u0105 termin\u0105 prievol\u0117s ne\u012fvykd\u0117 ar pa\u017eeidim\u0173 nepa\u0161alino.<\/p>\n<p>Nuomotojas turi teis\u0119 pareik\u0161ti reikalavim\u0105 nutraukti nuomos sutart\u012f prie\u0161 termin\u0105, jeigu nuomininkas:<\/p>\n<p>1) naudojasi daiktu ne pagal sutart\u012f ar daikto paskirt\u012f;<br \/>\n2) ty\u010dia ar d\u0117l neatsargumo blogina daikto b\u016bkl\u0119;<br \/>\n3) nemoka nuomos mokes\u010dio;<br \/>\n4) nedaro remonto tais atvejais, kai jis pagal \u012fstatymus ar sutart\u012f privalo j\u012f daryti;<br \/>\n5) yra kiti nuomos sutartyje numatyti pagrindai.<\/p>\n<h2 id='kur-kreiptis'><span class=\"ez-toc-section\" id=\"Kur_kreiptis\"><\/span>Kur kreiptis?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Svarbu \u017einoti, kad d\u0117l b\u016bsto nuomos sutarties s\u0105lyg\u0173 nevykdymo galima kreiptis \u012f Valstybin\u0119 vartotoj\u0173 teisi\u0173 apsaugos tarnyb\u0105 el. p. <span data-cfemail=\"4a3e2b382433282b0a3c3c3e2b3e64263e\">(apsaugotas el. pa\u0161tu)<\/span>.<\/p>\n<p>\u0160ia publikacija dalinasi Lietuvos region\u0173 naujien\u0173 portalas \u201eMiesto naujienos\u201c.
